Former Edinburgh Tramways Depot set back from Leith Walk between the Leith Walk Foundry and Smith's Place. The site occupies about 0.4584 hectares and has an overall roof of steel girders.

The building ceased being used for trams in 1956 and was converted to bus use.

Now disused and in a derelict condition. Situated to the rear of the 1938 built offices (NT27NE 1224.01).
