The Cultural Heritage chapter of the Environmental Statement considered the potential effects of the proposed development upon the physical fabric of cultural heritage assets within the Site boundary, and potential impacts on the settings of assets within the wider landscape. A desk-based study, walkover survey and assessment visits were carried out in order to identify assets that may be affected by the proposed development. The desk-based study informed an assessment of the potential for unknown archaeological remains on the site. In addition a preliminary historic building assessment was made of the buildings within the proposed development area. This comprised a photographic record of all structures with notes about their style, condition and probable date of construction. The cultural heritage assessment was undertaken by Headland Archaeology (UK) Ltd. Within the site boundary there were two Category B listed buildings; Church Centre, Royal Edinburgh Hospital (LB27713) and Mackinnon House with its boundary wall Edinburgh Hospital (LB27718). A further 14 undesignated cultural heritage assets where located within the site boundary. With the exception of Tipperlinn Chemical Works the assets were all related to various phases of the development of the Royal Edinburgh Hospital. The archaeological potential of the site was also assessed. It was considered the area was of low to medium potential. Potential setting impacts of the proposal on designated assets in the surrounding area where assessed, in particular to the Craig House listed buildings (HB27736 and HB278046).

Desk Based Assessment (21 May 2013 - 31 October 2013)
Sandstone villa, appears on maps between 1852 and 1877, marked as Tipperlinn House. Two storeys with square and half-hexagonal bay windows. Slate roof. Harled extension to east appears modern in date although a structure is present here in 1877 survey.
