The building was built in 1864 (architect Frederick T Pilkington).

It operated in its original function as the 'Edinburgh Industrial Brigade Home for Helping Destitute Working Lads' until 1899.

Between 1900 and (at least) 1973 it was 'Grove House', comprising a 'superior lodging-house for working men' (1914 description), and, for at least part of the time, a restaurant.

By the late 1980s it was operating as the Herald House Hotel.

By 2014 it was Brooks Hotel.

No. 70 operated separately as a shop in the late 19th Century.
