22 St Andrew Square is part of Buchan House today, but in 1854 it was the property of the National Fire and Life Insurance Company of Scotland, whose trustees applied to make alterations to the building. They petitioned to the Dean of Guild Court of the City Council. Their warrant was granted, and extracted (the date the Archives and plan store use to call up the plans for readers and people wanting to view them) on 22 June 1854.

The petition was for 22 St Andrew Square, the petitioners were the National Insurance Co, and the respondents (co-terminous heritoris, or neighbours) were 'Stuart and others'. In the event the neighbours made no objections, and the petition was granted a warrant to permit the building alterations to go ahead.

The plans submitted with the petition were drawn up by J Dick Peddie, and signed by him, at 10 Nelson St, Edinburgh, on 30 May 1854. The plans consist of one large sheet of paper, with a rear elevation, a section, and ground and first floors and basement plans drawn on it. Work to be undertaken, and walls to be removed are shown.

The principal work was the addition of a pillared porch at the front, the removal of the ground floor partition between the front and rear reception rooms (to be replaced with two pillars and a load bearing beam), construction of a safe in the stairwell, and insertion of a WC, and a small rear basement projecting addition to be built.
